Design Approach & Considerations

Impact

Tuscanny Commercial Building lies in Amman- Jordan in Zahran street (one of the major streets that are developed by Greater Amman Municipality) with total area of 15,350m², and is considered to be one of the highly respected solutions that emerged to serve the goals and objectives of creating a high quality architectural design that will participate in the process of creating a developed Amman master plan.

Tower Consists of 10 stories for retail & offices, 6 basements (4 for retail and 2 for services and parking lots).

Function

The tower accommodates:

    -  Local Commercial Zone 

    -  Food Court and Gymnasium Zone

    -  Parking Zone which occupies the underground level which serve the commercial zone.

The main goal of the design was to maximize the overall development potential of the site through efficient and effective usage of all areas yet to create a unique, spatial and aesthetic composition.

 

Durability  

The project design and integration with site created a spontaneous green and friendly environment by using suitable finishes, materials and systems forming beautiful streetscapes and narrow pedestrian trails.
